Radisson Blu Hotel & Spa, Glasgow – Case Study

K & R Security was engaged by Dalkia as a specialist subcontractor to deliver fire alarm, CCTV, intruder alarm and access control installation works for a new spa development within the Radisson Blu Hotel & Spa, Glasgow, working within a live, guest-occupied environment.

The project required careful coordination with the client’s programme to ensure works were completed around ongoing hotel operations and guest occupancy, with minimal disruption to residents and staff.

Our engineers installed a fully addressable fire detection system alongside CCTV, intruder alarm and access control systems across the new spa facility, meeting the compliance and security requirements of a busy commercial hospitality venue.

Project Overview

Live hotel environments demand a different level of planning and coordination compared to standard commercial buildings, given continuous guest occupancy and the need to maintain normal hotel operations throughout the works.

Every stage of the installation had to be carefully programmed around the operational hotel and adjacent guest areas, while maintaining a safe working environment for all personnel involved.

Close communication was maintained with the client throughout the project to ensure the programme remained on schedule while avoiding disruption to guests and day-to-day hotel operations.

The result was a professionally delivered fire, CCTV, intruder alarm and access control installation completed efficiently and in line with the client’s expectations.

The Challenge

Unlike many commercial installations, delivering a new spa development within a live, operational hotel presented several logistical challenges.

Working within an occupied hotel meant engineers had to operate around guest access, adjacent public areas and continuous hotel operations, all while coordinating with other trades on site.

Maintaining programme deadlines while ensuring the highest standards of workmanship required detailed planning, flexibility and continual communication throughout the project.

The hospitality environment also meant that consideration had to extend beyond the immediate working area. Access, movement of materials and installation activities all had to be managed with an awareness of the surrounding operational areas of the hotel.

Our Approach

K & R Security worked closely alongside the client to coordinate installation activities with the wider works programme.

Each phase of the project was carefully planned to ensure materials, labour and access requirements aligned with the overall schedule, with particular attention to minimising impact on the operational hotel.

This collaborative approach allowed work to progress efficiently while maintaining safe working practices and minimising disruption to hotel guests and staff.

Regular coordination throughout the installation also allowed our engineers to respond to the requirements of the wider programme as the development progressed, while maintaining the required standards across each of the systems being installed.

Fire Alarm, CCTV, Intruder Alarm & Access Control Installation

The installation included a fully addressable fire detection system, CCTV surveillance, intruder alarm and access control systems, installed to meet the operational and security requirements of the new spa facility.

Works were carried out across multiple areas of the spa development, including:

  • Spa reception and public areas
  • Treatment rooms
  • Pool and wet areas
  • Changing facilities
  • Back-of-house and plant rooms

Every element of the installation was completed in accordance with recognised industry standards.

Delivering the different systems as part of the wider project also required careful consideration of how each area of the new facility would be used once operational. The finished installation provides the spa with fire detection and security infrastructure appropriate for a modern hospitality environment.

Working Within a Live Hotel Environment

One of the defining aspects of the project was carrying out the installation while the wider hotel remained operational.

Working around guests, hotel staff and other contractors required a professional and considerate approach throughout the works. Activities had to be planned around access restrictions and the day-to-day requirements of the hotel without compromising the quality or progress of the installation.

Close coordination with the client allowed our engineers to manage these requirements effectively and maintain progress across the project.

This approach helped ensure that installation activities remained controlled and organised while disruption to the surrounding hotel environment was kept to a minimum.

Project Completion

The fire alarm, CCTV, intruder alarm and access control works were completed in line with the wider project programme and the requirements established for the new spa development.

The completed systems provide the facility with a comprehensive combination of fire detection and security measures designed around the requirements of the environment.

For K & R Security, the project demonstrates our ability to deliver multiple specialist systems within a complex, live commercial setting while working collaboratively with the principal client and other trades.
